The key is to think with clarity in these uncertain times
Given the current economic landscape, many people today are trying to navigate through all the economic malaise that has caused stock prices to decrease significantly over the past 5 + months. Once again, the scandal has hit both Wall Street and Washington, and many people we talk to feel both units are out of step with Main Street. It is important not to get caught up in the hype of it all, but look at the facts so you can make a good choice now for your financial future going forward. Let us look at what these are, and thereby hopefully you can make good choices and perhaps use this volatile time to take advantage of abnormal prices in this current housing market.

Interest are historic lows – If your credit is good, and purchase real estate is financially within your means, this is an excellent time to borrow money at very attractive rates.
There is a plentiful supply of good quality property in the market – and not so good land! Because of the downturn in the economy, and many who own property have been forced to sell their valuable second home because they can no longer afford it due to the slowdown in the economy. There are also those who bought the property as an investment, and some of these investors have walked away from these lots and homes and their obligation to pay for them. Because of this, there are some excellent buys both desirable and less desirable properties.
There are excellent values in the current market, if you know how to find them – and they are not only short sales and foreclosures. If you look at a particular city or a particular property or development debacle, you have to suffer when prices are at now! Investors feel a loss to get accurate information about their stock holdings and some will go to investments that they have more "control" over – such as real estate. Baby Boomers, 78 million of them, began to retire at age 62 in 2008 and that waiver is only just beginning. These retirees will consider not to move now that they can. Let's do the numbers … half of Baby Boomers surveyed say they will move three hours or more away from their primary home at retirement. It are 39 million people. Let's cut that number in half to be conservative and it is still 20 million people. That right there is a lot of real estate activity! It is estimated that 43% of retirees will choose the southeastern part of the United States for their retirement location, so this part of the U.S. will feel noticeably migration pattern of this demographic shift. Most importantly, per Live South Magazine, North Carolina recently passed Florida as the most popular place in the southeast to retire.
Taxes and weather these two factors, despite the economic landscape continues to fuel people's decision to move south at retirement. People can not afford or justify the taxes they pay living in northern cities. Add to that the winters are harsh. A dear friend of mine said, "You know you're a Viking when you describe the seasons, where you live and winter, almost winter, still winter, not winter. "So true! People are tired of the rigors of the cold and snow, and when they talk to their friends, who have moved south through retirement and hear about the gentler climate, allowing them to be outdoor lifestyle and lead a more active lifestyle, it's just too tempting not to join them and hang their snow boots and close their own snow shovels once and for all.
Current home values have fallen and there are those who want to wait for their homes to assess the value before they sell. Hindsight is always 20/20. What would have been the best financial move for people who knew they wanted to retreat was to sell their home for a few years ago, while the market was up, even if they had to go into temporary housing before they moved down south. So when market fell, they could have purchased now at the end of the recession. For people who say they want to wait for their homes to go up in value, they must be aware that chances are, if their home price appreciated (especially in the north), then the property where they are heading. In the meantime, while they wait, they are not moving forward with their lives and they will continue to pay high taxes, and they endure more frigid winters, where they are.
The real estate areas that will require the best in this downturn is where two things are present growth in jobs and housing demand. Go to see where jobs are created. Where employment is strong, it is there homes will lead out of this downturn (Google and Williams Sonoma recently opened operations centers in our area). How migration patterns are looking is where housing will recover the fastest. I know very few people out of the 78 million Baby Boomers moving northward at retirement. Most people I know are moving south it is East Tennessee, Carolina or Florida or something in between. These cities and regions will see real estate exceeds demand, which will provide a positive influence on pricing. Secondly, where jobs are created, and some of these jobs can be second career for retired people, which will also be a positive effect on prices.
Bottom line – People need to think through this life stage and:
1st Write out their goals of what they want to find;
2nd What public facilities are important;
3rd What can they realistically afford;
4th And identify the "must have" city amenities.
Remember to buy a property, whether it is a home or a party in a society in which facilities are complete and operational. In this market where the concessions given to the best properties out there, why would you do something else? Do not buy into a deployment phase communities have proposed facilities as there is too much risk in this economy. Buy into a society that has completed all their facilities or most of the amenities are complete. If amenities are not important to you, then buy in a society which has basic facilities where properties are generally cheaper.
